In real estate market, which is intensifiying (hereinafter referred to as "RE"), "Inreal" presents two new streaming objects, which generates revenue. 5460 sq. m. building in Kaunas (Baltų av. 16), whic is sold for 1,86 million euros. 5100 sq. m. building in Siauliai (Vairo str. 2) – for 1,37 million euros. With both tenants, there are signed long-term lease agreements. Generated net income ranges from 133,700 euros (in Siauliai) to 155,000 euros (in Kaunas) per year. The sale is free, without an auction.
„One of the most attractive investments in real estate is the flow of fully leased commercial objects, whose annual return on investment is twice high than for example, apartments for rent,"– states commercial manager of „Inreal“ Julius Belanoska. According to him, there are few such objects on the market. "During 10-12 years, from the rental income, there is recovered the full acquisition price, i.e. the investment is paying off, and then generating profit", - says RE expert.
In the building of 3500 sq. m., which is sold in Kaunas, there are 7 tenants. In Siauliai, there are 2 large tenants. Both objects are popular in the country - Impuls and Lemon Gym - the sports clubs.
The assets are managed by Lindorff Oy, with which "Inreal" has signed an agreement on the provision of complex real estate services.
