Žalgirio94 business centre has been awarded the BREEAM In-Use Excellent certificate

Žalgirio94 business centre (Žalgirio str. 94, Vilnius), which was developed and is managed by the Inreal Group, has been awarded the BREEAM In-Use certificate at "Excellent" level.

During the design phase of the business centre, particular attention was paid to ensuring comfortable working conditions for employees and sustainable use of resources. Ergonomic workplace planning and large opening windows which ensure maximum natural lighting and air circulation received the highest scores. High-quality zoned artificial lighting, water metering control for cost-efficiency and prompt management of any possible malfunctions, and innovative room temperature regulation were also rated very highly.

"Our projects always follow the principles of sustainable development. This is influenced both by the internal culture and the strategic line of sustainability of the organization, as well as by the special locations where our real estate projects are developed. In this case, it is the new centre of Vilnius with one of the highest building density in the capital. It was necessary to find solutions that would improve the quality of spaces and create comfortable working conditions. And we managed to do so with great success," said Gediminas Pruskus, the Head of Inreal Group. According to him, the implementation of sustainable solutions, listening to the needs of the market and the recommendations of partners – Solid Real Advisors enabled to achieve 100 percent occupancy within a short period of time, which is extremely rare among new business centres built during the pandemic.

BREEAM certification requires the assessment of the following areas of sustainability of a building: internal environment (health and well-being), amounts of energy used for heating and cooling, water consumption, transport, used materials, waste management, ecology and pollution. The audit for obtaining BREEAM certificates was performed by the building sustainability certification and consulting company Mepco.

Inreal Group has completed the construction of Žalgirio94 business centre in November of 2020. The 8-storey building with a superstructure, total area of 3280 sq. m. and A+ energy class was designed by 2L Architects. General Contractor – Naresta. Investments in the project amounted to 7.2 million euros. Vilnius office of the Inreal Group is currently located in the business centre.
