INREAL Group is starting Phase III of the housing project Kerų kerai

INREAL Group is commencing the development of Phase III of the Kerų kerai housing project in Vilnius (Bartų St. 11). The project offers 71 two- to five-room apartments in four low-rise buildings to the primary housing market. The price of apartments ranges from 2,750 EUR/sq. m. Construction of Phase III is scheduled to be completed in the third quarter of 2025.

“The positive outcomes from Phase I and Phase II of Kerų kerai have prompted us to proceed with the construction and sales of Phase III ahead of schedule. We have sold all apartments from Phase I and 79 percent from Phase II. It’s nice to witness this transformation unfolding successfully, as the once abandoned area is being turned into a charming residential area nestled amidst a forest, conveniently close to the city centre,” states Andrius Anusauskas, Head of INREAL Group. He attributes the project’s success to its advantageous location, low-rise architecture, and the newly constructed street connecting the new block to Eišiškių highway and the carefully considered pricing.

Kerų kerai block is nestled within the valley of Burbiškės forest, a landscape formed during the last ice age. Situated between two slopes adorned with mature trees, the low-rise buildings of the project provide a unique setting where the forest is not merely a distant sight but an integral part of the environment. The building volumes were divided, incorporating wide and tall windows, spacious balconies, and expansive roof terraces. The facades are adorned with natural, durable finishing materials. The architectural design of the project was executed by FlexiForma UAB.

The project has been assigned an energy class of A+. Underfloor heating is incorporated into the design, while the facade of the buildings will be decorated with clinker. Special attention is dedicated to security measures, which encompass the fencing of block complexes, the design of communal areas as well as comfortable and efficiently planned apartments. It will feature parking lots, designated areas for bicycles and electric cars, a children’s playground, and communal spaces.

Construction for Phase I of the project was finalised by the end of 2023, with all apartments successfully sold. Phase II is to be completed in the third quarter of 2024. Currently, agreements have been reached for the sale of 49 out of the 62 apartments available.

Kerų kerai block encompasses a total of 16 low-rise residential buildings with 230 apartments. The apartments range in size from 35 to 95 sq. m. The entire project covers an area of over 16,600 sq. m, while the complex itself occupies 3.1 ha of land. The overall investment for the entire project is estimated to reach 27 million euros. Simultaneously, the infrastructure project for the block is underway, including the construction of a street and the installation of water, sewerage, and other essential utilities.
